Is it a Buyer's Market or Seller's Real Estate Market in Gardner, Kansas?

If you read the national real estate news, you might get conflicting data. Why? Because real estate is local. The real estate market will be different throughout the United States because of local economic conditions in local areas.

Gardner should be experiencing a seller's market because of the job growth. Also being one of a few areas in Kansas City that an average home buyer can buy a home with zero down is also a plus. Like I wrote, should be. Although Gardner is experiencing a Buyer's Real Estate Market, some subdivisions like the Cottage Creek Subdivision, Fountain Gate Subdivision, Symphony Farms Subdivision, and the Willow Springs Subdivision; are experiencing a STRONG Seller's Real Estate Market. The truth is, Gardner is still recovering from the foreclosure crisis and the stats aren't supporting a quick turnaround. According to RealtyTrac.com, there are 166 homes in Gardner still in some shape of foreclosure. That is a lot of homes, don't you agree? Compared to the 125 homes currently available for sale in Gardner, according to the Heartland MLS, that is a huge chunk of homes in some kind of distressed condition. Assuming there are no more foreclosures in Gardner (and we know that isn't true) there are enough homes in foreclosure in Gardner to keep ALL homes deflated in value for the next 9 months.

Again, real estate is local and despite so many foreclosures, there are some subdivisions in Gardner that are experiencing a STRONG Seller's Real Estate Market.
