First, contrary to what you have been told there are still low to zero down mortgage loans still around. But if you are looking to buy a home in Gardner with zero down your time is limited. The USDA Rural Development Mortgage Loan is set to expire the end of October. That means if you want to buy a home with a USDA RD loan you need to have your financing started by the end of September. In my opinion, I would start by September 15th.
With a USDA RD mortgage loan a Gardner home buyer can truly get into a home with zero down. I have even wrote over 50 contracts for home buyers where they received money back at closing.
